Our construction loan experts understand the unique challenges of residential building projects. We work closely with you, your architect, and your builder to create a financing plan that aligns with your construction timeline, providing funds at each milestone while maintaining financial transparency throughout the entire process.

Construction Loan Requirements

To ensure a smooth financing process for your residential construction project, we require the following documentation and information. Our team will guide you through each step to make the application process straightforward and efficient.

  • Detailed construction plans and specifications from your licensed architect
  • Fixed-price construction contract with a licensed and insured builder
  • Property survey and proof of land ownership or purchase agreement
  • Builder's credentials, insurance certificates, and references
  • Construction timeline with clearly defined milestones for draw requests
  • Our progress-based funding system releases funds at key construction milestones. We conduct site inspections at each phase (foundation, framing, drywall, etc.) and disburse payments directly to your builder upon verification of completed work. This ensures your project stays on track while maintaining financial control throughout the construction process.

  • Construction financing covers the building phase with progress-based disbursements and typically has a higher interest rate during construction. Once your home is complete, the loan converts to permanent mortgage financing with traditional monthly payments. We offer construction-to-permanent loans that combine both phases into one closing, saving you time and money on closing costs.

  • While we primarily work with licensed professional builders, we may consider owner-builder arrangements for experienced individuals. This requires demonstrating significant construction experience, proper licensing, and adequate insurance coverage. Our loan specialists can discuss the specific requirements and additional documentation needed for owner-builder projects during your consultation.
